Paying for concrete you didn't plan on

Most driveways get replaced because they failed, not because anyone budgeted for them. Here's how people in Olathe pay, what financing we can connect you with, and what insurance does and doesn't cover.

Paying on completion

Most residential jobs, including driveways, patios, pads, walks and lifting, are paid on completion by card, check or bank transfer, with no deposit until you've approved the written price and we've scheduled the pour. Building slabs may be staged at the footing and slab inspections, as written on the estimate.

Financing

For a bigger job you didn't plan on, such as replacing a two-car driveway and its approach, a stamped patio with a cover, or a garage slab, we can connect you with third-party home-improvement financing with fixed monthly payments. Approval, rates and terms are set by the lender, not by us. Ask at the estimate and we'll include the details with your price.

Insurance

Homeowners insurance generally doesn't cover concrete that wore out, scaled or settled with age, which describes most failed driveways. It may cover a slab damaged by a sudden covered event, such as a tree falling on it or a burst pipe washing out the base. Photograph the damage and ask your adjuster; we provide dated photos and an itemized replacement quote when it helps a claim.

City letters and HOAs

If the City has notified you about a sidewalk panel or an approach, or your HOA has asked you to replace something, bring the letter; we'll price exactly what it asks for, with the permit on its own line.

Reports and letters

When a buyer, a lender, an HOA or an inspector wants a written opinion on a slab's condition, such as settlement, scaling or whether an approach meets the City's specifications, we'll write it with photos and measurements for a small flat fee, credited toward any work.

Ready to pour something that lasts?

Free on-site measurement, a written price good for 30 days, air-entrained concrete for Kansas freeze-thaw and road salt, a compacted base over the clay, and the City right-of-way permit and pre-pour inspection when the work reaches the street.
