Lenexa has an old downtown around Santa Fe Trail Drive and Pflumm, a middle ring of 1970s and 80s subdivisions between 87th and 95th, and the newer streets west of I-435 around City Center, Prairie Star Parkway and Cedar Creek Parkway that filled in after 2000. The concrete problems follow the age: patched and scaled driveways and heaved walks on the older streets, production driveways settling at the garage on the newer ones, and patios everywhere that catch the downspout and heave on the clay.

The City is specific about the right-of-way. It usually runs from the sidewalk to the street, about 11 feet behind the curb, and the homeowner maintains it. Nothing permanent, no retaining walls and no fences are allowed in it. We pull the permit, call the locates two days ahead, and build the approach to the City's details. West Lenexa's subdivisions almost all have an HOA, and we send the architectural committee its drawing before we schedule.
